

The Site
Whiteness extends to 714 acres (289 hectares) including the 1000m long deep water harbour which is protected by a naturally occurring long sand and shingle spit, salt marsh and dunes.
The site is offered for sale with Outline Planning Permission and is now ready for development. All preliminary ground works have been implemented, and all associated external infrastructure connected to the site. Detailed Planning approval will be required prior to commencement of Phase 1.
Situated on the south shores of the Moray Firth, Whiteness is a unique area with an outstanding range of biodiversity and conservation interests in addition to its social and cultural heritage. The Inner Moray Firth is renowned for its natural beauty and particularly for its fauna and flora, the Firth being home to the World’s most northerly population of Bottle-nose Dolphins. In addition, Whiteness hosts a wide range of resident and migratory birds.
The area benefits from one of the driest and warmest climates in the UK, being in the shelter of the Cairngorm and Monadhliath mountains but also benefits from the tail end of the Gulf Stream.
During the early 1970s, hundreds of acres of natural salt marsh were reclaimed for the development of a construction yard to fabricate platforms for the North Sea oil and gas industry. For 30 years thereafter, the site was instrumental in the growth and prosperity of the surrounding area with up to 4,500 personnel being employed at any one time.
Subsequent to decommissioning, the construction yard was purchased in 2004 by the Whiteness Property Company Limited. The group of local businessmen, supported by highly experienced Scottish Consultants in planning and marina development, appointed the internationally renowned architect Sir Terry Farrell to create a Masterplan for the Development.
Over the last five years half a million tons of material resulting from the demolition of buildings, slipways, and concrete foundations have been removed and recycled and the development area remediated.
Water, electricity and gas have been taken directly to the site, with a foul sewerage connection to the local sewerage works.
Whiteness is ready for development.
